New construction VS resale
Good morning Tony Ray,

 
Mark and I are wanting to begin our search for a home.  I've heard that getting into a new home in a new development is much easier than finding an existing pre-owned home.  We would prefer the latter.  He's not too keen on the proximity of these new homes to each other, not to mention the hoa's.  Does this have any truth to it?  I've heard special offers on the radio and from friends.
(ie.. $10,000 towards closing costs, boats, pools, big screen tv's, etc..)

I would appreciate your input on this.  This might have an impact on what and where to look.  Due to our credit history, we might have to settle for something temporary. (Renting sucks!)  These times call for certain sacrifices.  Again, we hope to meet with you soon and I appreciate your time.

Some new homes are offering crazy incentives, but only to compete with what you get in the resale market.  The resale market has come down in price, so there are a lot of great buys.  There are a lot of things to look at when it comes to resale vs. new construction.
 
When you're ready, we can sit down and decide what is best for you.  As a buyers agent, I can help you with both resale and new construction and the nice thing is that it does not cost you anything more either way.  My fees are already agreed to be paid by the seller of either type home. 
 
Something to consider, when you buy a resale, you usually get the window treatments, backyard landscaping and other upgrades that the seller has put into the home.  When you buy new construction, you usually need to purchase things like window treatments and backyard landscaping.  It may be more important to get the necessities rather than a boat or TV.
 

Now, either one requires the same loan, so that is the first step no matter what.  FHA is offering the loans requiring the lowest FICO scores right now.  So most people are going FHA.
 
It would be worth it to call a lender and find out where you stand.  If something needs fixed, they can help you get started on repairing your credit.  I have a great lender if you need one, click here.
 
Last but not least, most homes have HOA's.  Some are good and some are not so good.  Depends on the neighborhood.  Statistically, homes with HOA's appreciate better than homes without.  Some lenders will not loan on a home without an HOA.

Buyers Reaping The Benefits
Below is a memo written by Kim Clifton, president of the Tucson Association of Realtors and the broker/owner of Tierra Antigua Realty where I hang my real estate license.

I am posting this because it seems like the news keeps talking such gloom and doom when it comes to real estate and I just don't see it.

I have had a great year so far and my clients who have been buying and selling homes are doing quite well in the Tucson real estate market.
 
So, don't let the news get you down, this Realtor loves this market!

For the third month in a row, we have seen an increase in unit sales and we surpassed 1000 units in May.

With May behind us, our local numbers continue to support the direction of a recovering market. Home Sales Volume increased 4.12% over April 2008, Home Sales Units increased 5.34% over April 2008, New Listings decreased 6.51% and Active Listings decreased 3.19%.

Thanks to the restructuring of the government loans many of today's buyers and sellers are reaping the benefits.

While prices came down a little and sales are still down from 2007, more homes are selling as you can see by these statistics. Beth and I have certainly noticed an increase in buyers referred to us last month and almost all of our listings have sold again. We are excited about 2008. Your referrals are greatly appreciated.

Puerto Vallarta, pictures coming soon.

My partner and I went to Puerto Vallarta last month with some friends.  What a great place to visit.  And gay? Definitely.  I'd have to say it was probably 30% gay there.  Gays everywhere!

If you get a chance to go I would highly recommend it.  There is plenty to do.  We went snorkeling in Los Arcos.  By horseback, went up to a beautiful waterfall.  Went whale watching and laid out on the beach and relaxed a lot.

One of my favorite things was the zip lines in the rain forest.  They are cables running from tree to tree and across the river below (about 500 feet down).

You basically strap on a harness, connect the harness to a rope and the rope to the cable.  Once you jump you can control the speed by leaning back further for faster.  I believe it is about 600 meters across.

We did 14 lines, the last two run with the river and take you down to the swimming area and restaurant.  There are also animals there from the rain forest.  So if you want to play with a tarantula or giant black scorpion, well, to each his own.  I did feed the little monkey's.

There are plenty of gay bars, big night clubs, restaurants, stores and hotels.  And you must meet the Queen.  Her name is Debbie and she owns an upstairs restaurant called The Banana Cantina which has great posole.  She also owns The Choco Banana, the little bar below.  If you get to meet her, she has the in on the clubs, discounts etc.  Tell her GayTucson.com sent you.
